Warning Signs in a Prospective Tenant Credit History

If you have someone that wants to rent from you and you are unsure of whether they have a good tenant credit history, there are some warning signs that you can look for to determine how good they are.

Nervous about Credit Check – If the person’s hesitant about consenting to the credit check, chances are their credit is poor.  Since you can’t do it without their consent, just reject their application and look for someone else.

Bankruptcy/Bad Credit – Not everyone that consents to the check will have pristine credit. If they come up with bad credit or bankruptcy, you should think twice about accepting them without a cosigner.

Evictions – If you’ve found someone that has been evicted a number of times, it’s a good idea to reject their application.  The person is either a really bad tenant in the fact that they are constantly breaking rules or because they don’t pay. Either way you don’t want to have to deal with it.

Criminal History – No matter how good the person seems to be, you simply don’t want to have someone that has committed a crime in your building.  You don’t know whether they are going to do it again.
